Promising Take-up
According to Wong, the project is estimated for completion in the first quarter of 2012. Tower A was previewed in phases to VIPs,
keen registrants and referred clients in July 2009 and was selling at a price of about RM900 to RM1,300 per sq ft (psf). Tower B is priced from RM1,100 psf.
Since the preview of Tower A last July, DNP now have very limited units left in that tower. With the official launch of Tower B already underway, it is ready to meet an equally strong demand.
“Going by the sales of Tower A, we can expect sales of Tower B to be steady and swift, and possibly even faster than anticipated. Of course, this depends on the overall market condition, if it stays positive in the coming months,” says Wong. It is looking at 5% to 6% return on investment (ROI) with a conservative estimate of RM4.50 to RM5 psf based on current market rates.
The maintenance fee will be determined nearer the completion of the development, but it is estimated at around RM0.50 psf.
“Our buyers are locals who have current or previous properties in Bukit Ceylon and are looking to upgrade or for another property; expatriates and foreign investors, and discerning buyers who seek a quality high-end development by a trusted developer,” says Wong.
Among the attractive financing schemes which buyers can expect for the Verticas, are for a limited time during this launch period. It has a 10:90 financing programme with the developer subsidising interest during the construction stage.
